It's written into the lease that tenants must deposit their rents into that particular account (either by online bank transfer or by walking in a check/cash); I do not collect rents directly, nor would I if anyone asked.

The best way to find a mentor is to go to meetups and hope you meet someone you get along with who's willing to help you out of the kindness of their heart or better yet meet someone in the process of actually doing business with experienced investors although I'm not sure what your angle would be here.There's lot of good info here and in other places online but I'd be wary of anyone who goes around calling themselves a mentor, they're probably trying to sell you something.

I highly recommend getitng an online storage system(Google drive, dropbox, etc) where you can create a 'receipts' folder and create a subfolder for each property you own.I would then create a summary of your income / expenses which you can do through an accounting software of excel.Best of luck!
