Kinda like getting your driver license.. without knowing the " traffic laws " you may be able to drive ok.. but when you get pulled over by the cops they will explain what traffic offence you did not know your getting the ticket for.. eh ?

You can always go to a commercial, portfolio or hard money lender and get the rate quoted but it's going to be much higher as soon as you step out of the Fannie/Freddie domain.No offence Max, I feel the same way as you when I'm on the borrowing end of things, even if I know the reality of the business.

Each PHA has some leeway as to what criminal history they're ok with, other than a list of automatically disqualifying previous offences (like being a sex offender, etc.), but that seems like a much longer list of serious stuff than most would let go.
