Many investors are leery about sharing their contractor once that find a gem. 

The surrounding nature is gorgeous, the access to bike trails, hiking trails, etc. is great (no need for a car for most trips), it's close to Italy and Slovenia (a hidden gem in Europe most people don't know about), and the social system in Austria is great. 

One of these days I'll decide to remodel it, and it will be a gem.

Hey @Jeffrey Baroni yes this is very helpful so one of the contractors today said the windows need everything replacing, he also said the windows he would install are "Ply Gem" and they would be custom made to fit each space. 

Ask yourself ..If they are investors themselves and find hidden turnkey gems with no turnover that good in great neighborhoods..then why don’t they keep them instead ?

Also though your state may not require an escrow account I don't want to leave the option out because it may actually be a hidden gem in others!
