Whereas I think the next step up for my investment strategy will be in more diverse potentially out of state areas where I can recruit third party professional management rather than doing it all myself.  

You can also work on developing a reference program to recruit future tenants.

There are folks, a couple here on BP, who are adamant the organisation is the best path to a future in real estate investing and there are many here who see it as multi-level marketing scheme designed to make a few at the top of the pyramid wealthy at the expense of those recruited at the entry level.

You can make money, but your job is recruiting others to recruit others.

Starting from scratch without a sphere of influence and without being known in the community, it took me a while to get the ball rolling and start gaining momentum.I started recruiting for the brokerage company and I recommend people to start part-time unless they are willing to do "active" forms of marketing such as cold-calling and door knocking.

I will be going to the Dayton area to be a local recruiter, and I have been looking at the Huber Heights and Vandalia areas.
