Easy to repair or replace, don't make it too nice or you'll be paying high dollar all over again after tenants trash stuff, use rugged materials.

Eventually gold producer's will have to hedge which will be a sell sign and once all the sheep start herding into an investment, Wall Street pulls the rug out form under them.Short term gold will not get much higher than $2200.00 and in five years it will unlikely be anywhere near $5000.00.

I'm in the process of purchasing my next foreclosure and the bank called to inform me that they have to stop working on my loan because the appraisal came back stating the property did not meet C4 conditions and mentioned the place was in habitable due to poor floor covering(stained rugs loose tiles), holes in walls, urine smells and broken window panes.

I fixed that while I was there yesterday night.I just got text form them saying thank you for work and asking discount in next month rent due to damage to rug and some damage to tv.In your experience , is it a reasonable request?

Of course, I commend you for supporting your community by investing in depressed neighborhoods.As for "the little equity you have will be hard to get when times get rough" - I intend to be conservative with how much of my personal money gets allocated to this project, so hopefully I never have to pull the rug from underneath someone who benefits from affordable housing.

It's pretty much the standard type flooring you will find in an apartment around here.I will have a downstairs unit ready for prep sometime early in 2017....Even if it takes me a little longer and I have to save up a few pennies, I am going with wall to wall tile....closests, bathrooms, kitchen, living room...everywhere...If they want they can bring their own rugs, or they can go down the street and rent from someone else.I think tile is less than 2x as expensive as a sheet vinyl / cut pile carpet install...so It should pay for iteself with the 2nd tenant turnover, and be all gravy after that.
