Personally I think LLC’s for real estate are overused as you get almost same protection with an insurance policy and have good indemnification language in your PM agreement and if you don’t use a PM you just pierced your LLC protection by you being the manager.

Also 90% of peopel don't keep books/separation well enough to not pierce the corporate veil intact with LLC's.

In addition an attorney can be a great counselor when you first start the business because they can explain the ins and outs so that you don't end up comingling and allowing the corporate veil to be pierced.

Keyana – thanks for the post …its not accurate that the Seattle area is unfriendly to non cash buyers ….if you are pre approved and have your ducks lined up , getting an offer accepted in the King county is easily accomplish-able ……..if you are not able to be pre approved – then this is when the alternative / Creative methods might be more applicable …as far as locating seller financing for a single family property int eh King/ Pierce/ Snoh county area – this is very unlikely to be an option
