Downtown condos continue to thrive but I don't believe are wise investments.  

More info:  The town the aprartments are in is smaller. it has about 15K people and the town thrives around the school. so I was thinking that I could do the improvements while it was full and just raise the rents as people move in and out. 

@Ken Scarbrough I thrived and was my best years during the market crash.

Returns for "A" neighborhoods (appreciating populations, thriving commercial corridors, ownership to rentership is higher) can give net CAPS of 9-11% on average and have an acquisition price fully turn key for 110-200k.

The Midwest is thriving right now in terms of good ROI and cash on cash return percentages.

Strong Rental Demand: San Antonio boasts a growing population and a thriving job market, making it a hotspot for renters seeking affordable housing options.
