Pitching the soil underneath the deck towards a point where a trench channels water out from under it is an option but decks typically allow water to get underneath it when it rains and then it dries out from airflow.

If the response is positive and the tenant understands and IF the old lock was really broken, you could reimburse a reasonable expense - but make it clear this was the first and last time.We typically send a formal NOTICE TO CORRECT BREACH along, even if we have a very friendly conversation, they are in violation of the lease.If you get push back, you have the tenants' lock swapped out again at your expense and keep a key.
