Tenants can destroy a property , you need reserves for that . in my opinion , if an investor cant handle 3 or 4 months with lack of rent , they arent an investor , they are a gambler . 

Or a gambler, who says you're making bold assumptions that he very likely will not win because of the statistics. 

@Carmelo Lopez I'm looking forward to seeing how this plays out, It will be an awesome opportunity for those of us that use good fundamentals to grow our business.When the last bubble burst it was great for me because I was able to capitalize on all the gamblers who rolled the dice with excessive risk taking and got caught holding unmanageable debt packages. 

Its a professional gambler thing.

I do know that I am a gambler.

It's a gambler's mentality, which is always foolish, to think that a tiny investment will make a large profit, especially when there are a whole bunch of fingers in that pie.

I'm not a gambler.
