The wrong people read this and his job, pension, membership at certain clubs, church, etc... can be very negatively impacted.

Areas I'd look into would be Falls Church, Alexandria, and Annandale to give you the balance between the relatively cheaper price points while also keeping you inside the beltway

It's insane to see the growth in attendees at our church from the first week of January to the first week of February.

In my case, at the end of their lease when I wanted to show the property to prospective long term tenants, the tenant gave me all kinds of grief about 'invading her privacy' and 'disrupting her life' even though I told her at the beginning of the lease that this was our procedure and I made every attempt to 1) give 48 hr lead times, when typically I would only give 24, and 2) blocked/scheduled showings for 1 day per week and 1 weekend day away from dinner time/church times, etc. maybe this was just the person I was dealing with though...- vet the tenant exactly as you would for a normal tenant.

"we are church people now".... loli have installed over 50 ft of gas pipe for a gas oven. cost me half a day and $50. got a great tenant out of that that will be there 4 yrs. i have no issues with that.

Or a leader from the church down the street that pays young parishioners to clean up trash in the neighborhood pokes their head over to see what the plans for the property are.

I had another one were no one bid except for a local guy from Romania since it was near his church.. he showed up with a personal check and I got it for a dollar over..

If it is the church or some other organization signing on that doted line, make sure you are comfortable with it.
