Tacoma and the other south side cities.

@Robert Freeborn owner occupancy is a requirement in many cities, but it is NOT a requirement in Seattle or Tacoma.

@Gerardo Ali You’ll want to confirm but I’m 99% sure you’re not allowed to add an ADU to an existing MF property in Tacoma.

Des Moines, and most other cities in WA, do not allow ADU's or MIL's to be rented separately from the main home, so if you're planning on househacking multiple times and turning the properties into full-on rentals after you move it may be better to be in Seattle, Tacoma, or another market that allows non-owner occupants to rent out both units. 

I bought a short sale in an attempt to get a little bit of a deal since the market here in Seattle/Tacoma area is pretty nuts.

One thing to note, mailing addresses will always show the name of a city, like Seattle or Tacoma, but the property is actually outside of city limits, which puts it in the unincorporated King or Pierce County jurisdictions.

I've seen some new construction townhomes with ADU's or DADU's as well - a lot of areas do not allow these, but Seattle, Bellevue, and Tacoma do allow them in one form or another.

We've halted all non-essential maintenance on our properties given that Seattle and Tacoma are pretty much on quarantine lock-down.
