Swapping out air filters, checking fire extinguishers and smoke detectors, getting systems ready for winter/summer, checking water softener, replacing water filters, etc...If you're out of state then the travel may be deductible if it's primarily for business.If your properties are in Denver then you'll need to get them inspected this year or next as part of the new rental legislation

So it might take longer for your rent growth to get to a neutral position especially with all of the legislation they are trying to pass there that is in favor of residential tenants.I do not know much about CA but have lot's of clients who have big gains and 1031 exchange into commercial passive NNN assets and they tell me lots of things going on in the markets.

There are legitimate concerns about their impacts on housing markets and neighborhoods, and those concerns are starting to be addressed through legislation that could really impact investors who find that the rules have changed after they buy.I would also caution about getting too deeply invested in Wilmington.

When I got started a decade ago with my first rental I jumped in with both feet and figured out what I was doing by LEARNING continuously, a skill that I feel is the most important facet of success in real estate...you have to know city code, pending and present legislation and tenant law, what tenants desire and how to cut through the BS that will inevitably be throw your way, also build your internal compass of green light / red light which tells you when to get a purchase agreement written up or turn down that tenant application who simply has to move within the next 48 hours.

Be very careful about the tenants you inherit because NYS has already introduced lots of new laws that make it much harder to evict, and it's fairly likely that rent-control could pass across NYS come Jan in the next legislative session, so if you're planning on buying an occupied fixer-upper, be careful.

If you are just looking to insight "discrimination" and "morality" against landlords where no law currently exists to support said discrimination, you may do better to visit your local politician and get "discrimination against bullies" legislation going there.The rest of us will go back to screening and eliminating risk, within the laws, as we see fit and have a right to do in our businesses.
