Here's what I would do if I were in your situation today: 1- If you compete with multifamily properties, due to proximity, price, and/or size, I would call those close to your property (pretending to be potential tenant) and and see what they are doing to get their units rented.

I too had to face the facts and I decided to step up.But I am not going to pretend that it is easy.

When you live with people its a lot harder to avoid you and pretend the didn't get your legal notices.  

My advice would be to walk on and pretend you never heard of them.  

That's all wholesaling is as it's taught in these programs, it's brokering real estate except instead of being up front & telling the distressed seller that you'll sell their property for X amount & take X amount as your commission / fee you are taught to lie to the seller & pretend you are going to buy the property while you secretly attempt to "assign" your contract.It doesn't work.

Pretend to be a prospective tenant, call them, and see what they are like.

Pretending that the problem doesn't exist won't make it disappear.

They can probably tell you have no idea what you are doing, so don’t pretend.

In reality, it's a general guide but to get a rent comp, just open up zillow and pretend you are a tenant poke around and see what's available on the market.

This is the kind of comparison I would expect from some Anti-Science Karen/Ken on Facebook who is twisting everything to pretend she/he is right.
