I use Menards Conco Builder Brand,, I can get the antique white and looks good or do a custom color,, I but the 5 gallon pails for go around and then can always go back and know the same color comes in gallons for turns and touch ups if needed..

I would have to think the reason for going into multi-family, at any time, is for the increased rent.

I would forgo a traditional bank.  

If you're making tons of money in your states great, but don't forgo a great deal because of the tax rate.
