They'll blow their money on booze, vaping, Rx drugs legal or otherwise, fast foods, a couple of 55inch TV's, monthly cell phone & cable TV bills etc but have no concept of a Landlords property taxes going up to fund wasteful medicare, baby momma benefits, HEAP, food stamps etc etc.

If there are two cables coming in to the box where the light *switch* is, and one cable coming in to the box where the light *fixture* is, then this is probably what you have.If the feed from the breaker panel runs to the light *fixture* first, you're probably in for fishing some new cable.

I could get $1800/mo ( but would incur utilities and cable expenses around $250/month)......total monthly expenses $985. $1800/mo - $985 = $815/mo cash flow.As a long time flipper, I`m used to MUCH bigger spreads of equity, so I`m vacillating on whether to do this deal or wait for one that has similar monthly numbers but more equity.

I can still rent it out.In my analysis, I am assuming I can write off: Building Depreciation (32% of purchase price over 27.5 years) HOA Utilities (cable/internet/water/electricity) Property Manager Mortgage Interest Property taxesIf I take the lower interest rate associated with the 2nd mortgage loan, will I then lose all of the deductions associated with an investment property?
