Slides are nice, but I actually prefer a circular saw for that stuff.For nail guns and compressor I have been loving my Porter Cable pancake rig.

They'll blow their money on booze, vaping, Rx drugs legal or otherwise, fast foods, a couple of 55inch TV's, monthly cell phone & cable TV bills etc but have no concept of a Landlords property taxes going up to fund wasteful medicare, baby momma benefits, HEAP, food stamps etc etc.

If there are two cables coming in to the box where the light *switch* is, and one cable coming in to the box where the light *fixture* is, then this is probably what you have.If the feed from the breaker panel runs to the light *fixture* first, you're probably in for fishing some new cable.  

Phones, Cable, Faxes, Equipment, Utilities Insurance, wages etc. 

Wife works for a hotel so I assume laid off,  husband installs cable which is still going on but not sure he personally is working.  

I could get $1800/mo ( but would incur utilities and cable expenses around $250/month)......total monthly expenses $985. $1800/mo - $985 = $815/mo cash flow.As a long time flipper, I`m used to MUCH bigger spreads of equity, so I`m vacillating on whether to do this deal or wait for one that has similar monthly numbers but more equity.

I am paying for my own apartment...I should have my own address and mailbox and able to bring in any cable service I choose.

Sometimes the smaller units where regime fees include cable, water etc... are a good money maker.
