But, I guarantee you, if I hadn't been firm about it from the get go, he would have tried to milk up as much time as he could.

They use it to heat their shops or they can recycle it.

Renters dont recycle so they will fill your dumpster with all their gdam amazon boxes.   

Given the number of people with dog/cat allergies, I'm very surprised by how common this is. side note, I love animals, and I'm extremely supportive of working dogs, and ESA's...when necessary, not when milking the system.

I would not offer eggs or milk, let them bring their own, maybe just creamer for the coffee and you can get the non-refrigerated little cups. 

It's understandable that some will milk it with a bad tenant.

I had problems just getting tenants at an old duplex to share small recycling bins, so I forsee issues with dumpster sharing.

Next time you are at a metal recycler, grab some!  

I will be the first to share I understand the value in being able to recycle capital through refinances to grow a portfolio but this should not be done at the expense of other fundamentals that are more telling of the properties current and future economic performance.
