Back in the day, ~2011/12 when everyone was jumping on the band wagon of trying to get a deal, claiming they had the bigger offer, I would tell people I GUARANTEE I would bring them the BIGGEST check of ANYONE, and if I didn't I'd give em a free steak dinner for whole family just for hearing me out.

No different than cooking your own dinner or paying for the convenience of having a Chef at the restaurant cook it. ya sounds good but your changing culture that has been going on for the buyers entire lifetime.

I have had good luck over the last 5 years myself but when I saw the title of your post it reminded of the foreclosure sale in December when the guy who “won” the auction actually paid double what the property was worth but I guarantee he was singing winner winner chicken dinner to all his friends! 

All work impacting the existing tenants has been planned around the tenant's schedule - for example, we'll send them out for a nice dinner on us while the electrical service is getting switched over.

I sometimes just go to lunch or after dinner and talk to people and hand out cards.

It brings back so many painful memories of uncomfortable conversations at the dinner table, "why are we putting all of our money into these loser deals?" 

The CCRA dinner sounds like great event.
