This house is also on the historic registry so it is not newer, just has been beautifully maintained and updated.I personally have a 6 bedroom, 4 bath home in Akron, it has original woodwork throughout, bathrooms and kitchen have been updated to taste with the flow of the mid-century design when the home was built, and it is rented for $2,700 a month.

I think it's also a forgiving market for the out of state investor because the cash flow is so strong that you get a great taste of what it is like to invest from afar without worrying about losing money.If population growth is your main concern I would go to Columbus.If cash flow is your priority, I would choose Toledo or Cleveland.Happy to help if you need it :)

. - Gives you the "hands on" taste of investing, on your doorstep, and you will be able build up sweat equity in the property to lock in higher rents and appreciation for your property. - You can then potentially leverage the equity in that house hack to invest in more real estate. - Tax benefits on the income side of the property (Consult with your CPA) It all really depends on your risk appetite, I've heard there are good opportunities to make quick cash in AirBnb rental arbitrage, but personally the risk is a little high for me.
