Regarding advertising, I would list on Zillow and there's generally some great leads.

I've gotten a few quality leads/clients just from being active in these forums, for my specific market.

Getting some pretty decent rental property leads.

In my experience, "free" data / leads is typically low quality data.

A Wholesaler is in simplest term selling leads.

Their website says their platform is completely free.

To be financially free.

The absolute best lead quality is someone who contacts you directly.
