Can you live in one unit, fix it up, and then charge more rent when you move to another unit and repeat?

I live out of state and am self managing...how do I collect their rent?

Who cleand the bathroom , the kitchen , whos tv is in the living room , does one play their music too loud ?

I focus more on long-term strategies such as rent by room, sober living, normal market tenants and Section 8. 

It is better that it is a management company paying the rent, but overall if the bank gets wind it is a sober living facility, your options for financing drastically diminish.  

Who just brings living room & bedroom furniture with them?
