We effectively do the BRRR method with senior living and it's been a very rewarding endeavor. recently started a 506C for accredited investors to join our mission and revamp the future of senior living before it's too late as no on gets out alive. 

For the life of me, I do not understand why borrowers reward lenders who intilaly tried to make a mint off the borrower but then when "match" what another lender offers.

What I’ve been hearing from a few banks is:They want to see repeatability before they reward flexibility.I’m curious how that looked in real life for operators here who’ve made that leap.Did you find it was more:Assets under your belt?

You hit the nail on the head with the risk vs reward ratio as well.

Now you’re in the “collect the rewards” phase.If it were me, I’d keep it, enjoy the strong cash flow, and use that income to fuel the next project.

Get a clean, local house hack or BRRRR or buy and hold, learn the fundamentals, then expand to take on more risk for more rewards later. 

Risk/reward dynamics seemed to favor making the investment.  

Slower markets tend to reward patience and skill over speed.
