I would suggest finding and teaming up with a local real estate agent who deals with investment properties so you can work with a licensed person and stay out of the state's crosshairs.With that being said, I'm a buyer in the OKC and Tulsa markets and have a few contacts up there.

I have been in contact with the Rochester HCV program staff trying to get some answers from them but I never get clear/realistic answers or two people give me very different answers on the same question.So I am reaching out to hopefully find some folks who have real life experience dealing with the HVC program on the ground in Rochester NY with thier own rentals to see if I can get some answers that way.

For example: - how to open up accounts for the utilities (websites, account names, passwords, any issues/problems);  record who I spoke with and their contact information and particular notes; when conversations took place and means of communication; follow up tasks needed and those completed.- When payments are due (mortgage, various taxes, insurances, etc.), records of payments, account numbers, etc.- various contacts' information (when met, skills, phone number, email, etc)Is there a program that incorporates a variety of record keeping tasks?

Also when I travel if I need a notary they will contact a sister company and schedule a courtesy signing for me so I dont have to pay for mobile notary.So bottom line find an escrow officer you like and be loyal.

If the Tenant Buyer walks away from the deal I get to keep his Option payment, since it is non-refundable and I sell to another Tenant Buyer and get another Option Payment usually about $20k to $25k.I encourage buyers to get qualified for financing, give them a mortgage broker contact and to plan their lifestyle to be able to get a loan to exercise the Option.
