This business is hard, creds to anyone who can stick with it 1) You can't scale chaos - At the beginning, every single deal felt like my kitchen was on fire.

You can say something like:“Always use bathroom and kitchen exhaust fans when cooking or showering.”

Rehab consisted of complete gut renovation of kitchen/dining area, new hardwood floors and refreshed bathrooms (new vanity and paint).I am bullish about the long-term appreciation prospects of the property and have trouble envisioning the hold strategy over the next 10-15 years. 

Say two entrances and kitchen already.  

New kitchen, new full bathroom, added half bathroom, new eyebrow porch, new flooring, new paint.What if you did a light value add that projected a value increase enough to cover holding and selling costs, but the market depreciates a little?
