If we think of it logically if lets say the median in one of these markets is 250k and your looking at 125k rentals that look great on your super duper property calculator it stands to reason that those areas are less desirable for the factors above  IE Crime Schools no real owner occ transactions least desirable tenant base etc etc etc..
