My main goal is to live in the property for a few years and then convert it into a long-term rental, which makes my choice of property type crucial: should I focus on a single-family house outside the city, a smaller home within the city limits, or a condo?

The property has potential mainly because it’s in unincorporated Charleston County with no HOA, which opens the door for STR use and creative setups that wouldn’t fly in most of Mount Pleasant.

If paying down principal is the main goal, then a 15 year mortgage is the way to go. 

The (DOT or Mortgage) is proof of that agreement.The main difference between the two, is that a Deed of Trust (DOT) has written into it that the lender can go ahead and do a foreclosure if the  terms of the agreement are violated. 

There is high rental demand throughout a majority of NJ, this wouldn't be a main concern of mine unless you are going into a niche strategy like STR or MTR.
