as you might guess I can give you chapter and verse on this business back to 1900.out west there were literally Million's of lots platted with no roads utls etc.think Riverside San berdo counties ( high desert)  counties of N cal  Lake county 100k lots all platted no roads.. even in Santa Cruz ,  Sonoma and other bay area counties you have lots platted that were never built on.. but someone has been paying tax's on them for 100 years.. the big years were 1922 to 1928.remember there were no regulations..

Hopefully your coach is able to guide you through the many pitfalls of fix-n-flips. 

The idea that any kind of "investing" with real estate can be as simple as buying Tesla shares n just sitting back watching $ drop into the account monthly is total BS!

That is the "shelter" - no skin n the game, but you still get an expense.   

The traditional fix n flip approach is dangerous for the many reasons I laid out above. 

N CA went into a deep recession / depression and their projects got very stressed..

Hei David, I kind of relate to your story, im also panic like you  but still hanging around with my property ready to lose $40K as of now, still no buyers for my fix n flip property, I'm also on hard money lending , bleeding like hell, not sure i could still bleed more, or take more loss and get out, my prop is in northrichland hills , TX, near fortworth.
