Land has all the utilities and is in residential and zoned mixed commercial/ multi familyit will be difficult for anyone to give you an answer since you will need to look intothe zoning rules and regulations, you could build a 100 story apartment building, a mobile home park or absolutley nothing - it will depend on the zoninig.from there you need to then do a market study to see if what you want to build will actually be profitable.

You’re definitely doing the right thing by learning first before diving in.A couple of books I’d recommend are “Short-Term Rental, Long-Term Wealth” by Avery Carl , really helpful for understanding how to choose and run your first STR and “Optimize YOUR BnB” by Daniel Rusteen, which has tons of practical tips for setting up and improving your listing.If I could share one piece of advice, it would be to really dig into the local regulations and guest demand in your area early on.

A contract for deed THEORETICALLY works differently, in that since the warranty deed is NOT recorded there’s no need for formal foreclosure - but in the last 20 years various states have passed laws and or regulations providing contract buyers with greater protections that may necessitate foreclosure or “foreclosure like” proceeding in order to gain “ownership”.
