We have known people to take them and the owners never got permits so they had to remove alot of drywall for elecrical inspections etc.

For now, I'd focus on buying good properties in good areas and then over time figuring out if the REPS status makes sense for you. 

Too many people focus on rate and not enough focus on actual cost.
