STR and event-style buyers tend to respond well to deals with character, views, or flexible zoning.

For land specifically, a simple approach works well — something like:• confirm you’re speaking with the owner• acknowledge you know the land isn’t listed• ask if they’d consider an offer at the right price.Land owners respond better to a low-pressure, straight-to-the-point script.Curious — are you focusing on infill lots or larger rural parcels?

For more than ten years I’ve listed (mostly vacant lots) FSBO on Zillow and now their customer service doesn’t respond when I email for help through their website.They used to call to verify ownership but now request documents, which I’ve uploaded but still no response after weeks of trying!

Every single one that responded here flaked or ghosted me, so don't bother trying these guys haha

Service was top notch - dude literally responded to phone calls/texts/emails within minutes.
