I've never tried investing in mobile homes in Mississippi mostly because used stick houses are so cheap they never seemed worth it. 

I personally cover Tipton County and Fayette County outside of Memphis (Of Course I cover all of the Memphis Area) and also Desoto, Tunica, Tate, Marshall, and Panola Counties in Mississippi.

As long as no crazy politics enters (like Fed Gov Lisa Cook saying we should have a rate hike, what the actual F, Ms Cook??).

Looking forward to getting out of this particular rat race I am in right now. back in the day before the GFC I was the largest HML in the Jackson MS / Hinds county market So I spent a lot of time there..

I remember when the go zone hit ( katrina benefits) any business that built a new building and put it in service could write off 100% of the improvements.. so you saw in Jackson MS a huge building boom  car dealers  doctors attorneys and many others building their own facility. 

I hope your new PM does a great job for you and that you end up with a great Jackson, MS investment.

when I was funding retail flips in the south  ( jackson MS  birmingham and parts of texas) houses always sold back of appraisals and rare was a sale made that did not have seller concessions.

The property is in Moss Point, MS, which has had a consistent decline in population over the past couple of decades, so I’m cautious about the long-term demand.
