And these crypto exchanges have been hacked or they themselves have stolen money out of accounts.If you like ponzi schemes, then crypto is the way to go. 

this is almost like twilight zone level to me , but i don't know anything right lol am i crazy or am i an idiot i don't understand how could 2 BR simple freaking apartment could yield more than 16% cash lol anything above 15% is almost like pablo-escobar-level-of-scheme. 

It sounds like you are just starting out, keep it simple over some elaborate entity scheme.

They don't tell you to be very detailed in your lease, it's okay to change tenants, not be too personal, watch out for bankruptcy scheme. 

Unless these folks are the money managers for a money laundering scheme designed to clean blocks of cash with large denominations and private party placement and don't care about 5% US Bond scrutiny (sovereign wealth comes to mind), my first thought when I saw the 3% interest rate was skepticism.
