I am not sure how to negotiacte, if I ask seller to give us 10K discount is it too gready? 

This is yet another sign of the return to a more balanced market.While you shouldn’t expect a big discount, you may find sellers are a bit more flexible right now.

Get a professional inspection, and then you've got all your rationale for a discount right there in writing.

Take the lowest comp and discount it by 5–10%.

You should get AT LEAST a 10% discount for tenant occupied properties.

I live in Tennessee though so that price point may not be feasible in your area but I would think that you can shop for better coverage especially if you can consolidate properties under one policy if you have more than one property to lower your premiums with discount rates that come with it.  

I use Minoan all the time for their discounts but never for their interior design.  

And yet, the platform is still recommending pricing that’s significantly higher than what other units are going for – likely because it doesn’t factor in discounts and last-minute deals being manually added by other hosts.Meanwhile, it feels like we’re in a race to the bottom.
