The website needs to be structured properly—the right pages in the right spots, robust & helpful written content, forms that are low-resistance and in the right locations with the right verbiage & fields, again it needs to be mobile-friendly and easy to navigate.

I would look at other asset classes, private lending, notes, tax liens etc.I would argue that self storage is not resistant.

Based on "market rent" I did about 100 deals for one Philly outfit but they flamed out big time I am sure you read about them in the paper..

You can put the money in Robinhood account for 4% apr, which is more flexible than CD, but you need to resist the urge to invest the money into stock market from time to time...Even incarcerated, you can still purchase properties, if you want to.

And whatever lift station was still safe, which I can't imagine they turn off power seconds before the flames engulf the lines, they anticipate, so CalFire, the city etc. could have also anticipated, got any trailer generator, tooled it over, rigged it up to connect it, turn on and leave. 

That's' the resistance point. in markets I work for new builds inventory is still historic lows so many are just sitting on their low rate and just staying put although they would like a nicer home.
