Once a prospective tenant meets those criteria, they are invited to schedule a tour.

Run-of-the-mill nice is fine, but to excel, you need to do something different (interesting design, or game rooms, or hot tubs, or themes, or some combination of these or other tactics). 

Also get active in the community to meet folks.

I also looked into owner reports across Reddit and other forums, and there aren't many but they generally say the same thing: increased expenses, lower-than-expected bookings, and high upfront investment just to meet Wander’s standards.Their Trustpilot page is also worth examining—27 reviews, all from one-month span, all from brand-new accounts with no other reviews.

Checking out Meet up, there are many in my general area, so I saw a meet up  from a woman who looked like she was in my suburb, touting a "Real Estate Moms" meeting. 

They looked great on paper but were gaming the system.
