Would you make that type of commitment that could go well or could go horribly wrong and create mass chaos in your life ?

STR has it's place and market where it does good, best, amazing and horribly. 

Loudoun are all very very different as they have very different housing stock and price points. and TRAFFIC, commutes are horrible. 

This is horrible for all the buyers and for sure the seller as well. 

There were many older areas that were gentrifying, where the houses were easily worth $1mm+, even thought they were in horrible shape.

I'm in the best position I could possibly be with my current W2 job - the people who know me know my horrible experiences with previous employers.

Horrible human beings eventually get what's coming to them.

(I personally have had to help investors that were told it was a good deal, but it was in a horrible area of town or they were overpromised what the rents would be and could not get the cash flow they needed).It is going to take a lot of time to build your own team in a new location -- real estate agent, property manager, contractor, etc., but if you work with different companies, you have different sets of eyes on a property telling you that it is a good area and a good investment. 

There should be a class action law suit again multifamily mindset that has ripped off so many people and tore their lives apart in a horrible way.
