I know the crime is horrible in the area but there is train services into NYC and Philly in Trenton.The numbers make sense but I'm cautious as there are many houses listed for sale compared to a few listed for rent.Any investors looking in that market?

It's possible you may be overpriced (75 DOM, 8 inquiries), since I don't see anything "horrible" in the listing.  

We are in California, property is in Cleveland.We’re out-of-state property owners and recently had a horrible experience with a local contractor we hired to rehab our rental property.

Increasing your rent is horrible advice to begin with; and sweeping the parking lot, virtual staging and hiding the laundry area will certainly not close the obvious value gap!!

What's worst is that they have horrible policies if a borrower shops you with the same lender.

Not only are they horrible at communication, a stove was stolen from the property when the tenants who weren't paying rent moved out. 

That's a better idea, yeah.This is my second iteration of this spreadsheet - my first iteration treated my rent price as a function of the asking price, and upon reading more I learned that that's a horrible way to think about it So, I'm making progress! 

Regardless, it's a horrible situation for investors to be in.
