The AC guy did send me a picture and it does look dirty but not horribly dirty...So is there anything I can do myself without spending 2k?

Both PMCs have been horrible.

It's not usually horrible depending on the numbers.

Some lenders are horrible to work with despite offering attractive terms.

That is horrible advice!!

I’m a local and found this guy through somebody I know reposting his content, where he was giving horrible advice  saying to only invest in real estate, and totally ignores the fact that everybody has different investment goals, time horizons, risk tolerance, liquidity needs, etc.
