I know the job market is not ideal but ideally just find any job so you can get out of debt.from there, try to focus your time on increasing your skills and value to the marketplace.

When I buy my primary home it has to fit my PERSONAL needs.

If you're not able to find the right fit, I would recommend either finding a value-add rehab property or just a long-term hold rental.

Would you benefit from custom designs ideas that fit a budget, sort of takes the guess work out of "looking high and low"? 

In markets like Memphis, small multifamily properties still hit or lot of times exceed the 1% rule, and they’re ideal for investors who want both cash flow and scalability.
