In other instances I am building larger luxury 3,000 homes I can sell for $400+SF vs. a denser site plan of 2,000 SF homes I can sell for $325/ft.

If there is no way around this then I would suggest a little bit of a price break compared to rents, offer some luxuries (I.e. fridge/w/d with the unit if this is possible).

This allowed us greater visibility on the algorithms without giving much away as most times when people book these they are not refundable anyways.Now for our larger, more unique and/or luxurious properties, they sometimes book almost a year out.

You are correct that turnover tends to be higher in apartments, but I also had turnover in my single family portfolio.
