Whether it be from an individual or a group, receiving guidance from someone who has done what you are trying to do seems like a major step in getting started.Im curious if people can attest to this and if so, how to go about finding this type of mentor/guidance.I live in New York City but would love to hear about anyone's experiences.Thanks

Cashflow neutral in some cases is ok, but I recommend starting with a solid base hit, get some passive income, in a home in a boring area with jobs, schools, low crime and has had major systems updated recently or new (AC, Furnace, Water Heater, Roof). 

I don’t know that I have ever witnessed a time in the Smokies where unbooked outnumbered booked, in the summer months at least.We won’t see that unless there is a major black swan event.   

If they are doing major upgrades, then that could be reasonable.   

We all found out that there is a major flaw in that logic.  2021 was the highest number of visitors ever to the GSMNP - around 14 million.
