I’ve always been admiring of people who spend years putting together the numerous aspects of development deals - tying up the land, negotiating financing, selling investors on investing equity, filling the gap with subordinated debt with “equity” kicker, signing letter of intent with tenants, bargaining with contractors, etc.

I'm an engineer by trade, very analytical and numerically driven - I believe the math and calculations of REI investments may be the most important aspect before pulling the trigger on an investment, but understand there are many more factors to consider as well, such as population growth, jobs, crime, etc.
