Contractor: Finding contractors that don't cut corners and overcharge is EXTREMELY difficult.

Example of overcharges included* $300 for cleaning windows and cabinets after entire house was professionally cleaned* $80 to replace HVAC filter after entire HVAC system was replaced* $700 for a small list of punch items - 2 door stops, raking backyard, removing satellite dish in backyard and trimming bushesAfter terminating relationship, owner decided to send a termination charge for $450 (contract does stipulate it) - even though the company has not done squat and never placed a tenant and already charged so called 'set up' fee of $300..

Having the proper team in place along with not getting over charged is huge part of this process. 

You can potentially use that as a negotiating point if you find you were overcharged significantly for the work done. 

Also, I am fairly certain that you just announced to the world that you are breaking Florida State Law by overcharging on late fees.

Going to jail over charging late fees seems excessive... 

They have numerous complaints for overcharging their clients.

Not sure I can do that anymore unless I over charge on year one and then get back to "normal" on year two.

Your biggest challenge will be what to do when something goes wrong: nonpaying tenants, maintenance, mother nature damage, etc.Recommend you include these in any management agreement you sign, so you're not overcharged when you need these services.
