I was made aware this weekend by one of the investors on our Facebook group that Marco Santarelli on June 18th, 2024, held a "web seminar" again soliciting investors.

I actually have a web page where I keep all my favorite flip opportunities in Branson.

I located based on web searches and my Real estate agent negotiated the deal How did you finance this deal?

They hired a new marketing leader at their company.. the leader thought they could save a few bucks long term and "control" their design better... what happened is they lost 3 of their 5 top 3 Google rankings... their page speed went from loading in under 2 seconds to 5 seconds (a Google performance score of 98 to one of 78 on desktop)... and the web designer got the site to look close... but missed some key elements on the mobile design that were for sure lowering their conversion rate.

Also you could look into using AI to scan the web to provide a report on that person along with public record searches as well to get a better idea of the tenant.

So I understand to scale a training business many times you have to outsource ( don't know if this company is doing that) But out source your lead gen funnel.. pretty tough for the actual owners to respond to all the hits they are going to get if they are out on the web with mass advertising.. 

-  we use various sources (Web, Facebook, click funnels, etc. to fill up the PONDS for our investors and wholesales to fish from.).  

Often criminal history will come up through a basic web search of someone name. 

But the rest of it looks fairly thorough with a large amount of docs to assist in things like autoresponder sequences, checklists, resources, scripts, web pages etc.
