A % reduction in rate doesnt always tell the full story because a 1% reduction on a loan balance of $100k wont save much, but a half percent on $600k will save a fair amount.

In most cases these loans will take a year for the first to foreclose then puts you at $50,000 in arrears and a distressed $300,000 property sells for 75-80 cents on the dollar so guess what happens to your 2nd ---> you are completely wiped.
