If you don't have the money to cover the loss you should look into a short sale, but I see a few problems here - VA is an owner occupant loan no idea how you got this loan to begin with unless you lied about occupying (mortgage fraud), and VA will catch this.

We then followed up with her three more times, to which she didn't respond.At this point my brother and I decided that she was lying because she likely did not have the money, so we sent her a "Three Day Notice to Perform Covenant or Quit" via our rental platform since she has technically already defaulted on the lease.
