Tile to the ceiling is a good move too — it helps with moisture control and looks way better to tenants.

Also NV has some of the cheapest property tax in the country and environmentally the houses here ( post 90 or so) are all stucco tile roofs and generally desert landscaping so for rentals very cheap on on going maintenance rentals here look too expensive on just rent to price but if you factor in tax's insurance and on going maintenance and a pretty quality rental pool they really stack up quite well compared to other markets.

;)   the back splash is a local tile maker its expensive stuff but its custom to the area.. downtown has not changed a ton given the historic district and super strict codes etc.

I have treated and retreated base of studs, baseplates, floors(tile), electric boxes, wires, plumbing, etc with vinegar/peroxide solutions and Odoban.

(Currently our rebar supplier is behind 2+ weeks and these materials were ordered 45 days in advance).
