Isn't it valuable to have established an ongoing relationship? 

My wife and I live in California, but we are planning to retire and move to Georgia (GA) within the next three years.We’ve considered various tax benefits and the relatively lower cost of living.I would love to hear valuable opinions from those living in Georgia and from real estate investors about which area we should choose.I have two options in mind:First, we could purchase a new home in Braselton (Jackson County), GA for around $450K with a 30% down payment, rent it out for now, and move in when we retire.

Since historically, it's always been "Subject To", "Sub2" or "Subject 2" all variations of the same thing, when I see it as "SubTo", I know that was coined by a certain guru on youtube who either isn't teaching things clearly or his lazy students who aren't paying attention.

The course work is easy but really doesn't teach you anything practical about investing, or even really about buying and selling real estate for clients. 

If anyone has experience in real estate tech, legal compliance, or has seen real-world cases like this, your input would be very valuable.

Consulting with a real estate agent familiar with the local market could provide valuable insights into buyer preferences and competition.Ultimately, if the numbers work out and the location's advantages are leveraged effectively, flipping a house without a basement could still be a profitable venture.

Don’t underestimate how valuable those relationships can be.Also, consider attending real estate seminars or workshops—both national events and local bootcamps.
