Lastly, What is the existing configuration of the house and what is the existing footprint and lot size?

I asked one of the engineers if a straigt configuration is so much more efficient than a V why do we not use them in all cars?

This does very well with no complaints and I stay pretty full.The other place has King Suites( one bunk bed room) and already sleeps 23 so I've left this configuration alone for now.

Depends on the configuration.

If the basement space is unlikely to be used (configuration, size, accessibility, etc), then adding a bathroom is probably not going to add much/any value.
