I doubt we will see increases like we have in the last 12 months, but I do expect good prolonged returns.With that said, the recent increase certainly is a good time to exit or liquidate if you've been looking for these opportunities.

@Matt DevincenzoI was working in Dallas in August 2011 - I'll take -45F over 112F any day.What amount of insulation is wrapped on this ductwork to prevent it from heating up during a prolonged spell of 90+F temperatures (where it could easily be 120F in the attic space)?

I've moved away from the loan modification idea, I think the best thing is move forward and move on from this loan, not prolong things.

The tenant has 5 days to get out or the Tenant can prolong the stay up to 3 months if and only if they pay all back rent to the court and continue paying the rent to the court.On (1/16) if the tenant has not vacated, I go back to court to gather a Summary Process Execution form to give to state marshal where they would post on the door indicating a forcible removal from property in 24hrs.

When I last had to replace a line set, the tech said that if the line has been open to the elements for a prolonged period of time, particularly during high humidity, that there's a fair chance that enough water vapor and whatnot has gotten into the condensor that there will be problems down the road.

Even for houses that weren't tapped to get cash out, a prolonged foreclosure (borrower files bankruptcy for example) can cause the compounding of those additional late fees, missed payments, attorney fees, special servicing fees, forced placed insurance, etc. - that compounding cause the debt to grow quickly.

Had this issue been prolonged it would of been a nightmare to have the city remove these properties from "Watch List-Intent to Demolish" including court cost, setting a bond and numerous other issues..glad we dodged that bullet

I don't see any issues with it.Just check with the building/planning department that there are no laws against prolonged vacancies, but I really don't think that would be an issue since you have a city certification saying it's a multi unit.Just be sure to pull permits on all the work you are doing, so that city inspectors don't have issues with the work completed.
