As far as when to sell, I would say that is the point at which the property tells you that it is getting ready for those major repairs to be needed.It is usuall that most properties beat the 50% rule easily for the first so many years because of the good condition of the property (usually you had it fixed up upon purchase) but if you keep it and keep it then at some time it will need that major reroofing, or foundation fixing, or other major repairs.There are always tell-tale signs that these are comming up and if you have not been able to keep enough "put away" for them then it is time to sell to prevent you from going negative overall on the property.

I've actually talked with multiple STR owners in Hocking Hills, OH (very similar market to Red River Gorge) and they are able to get 90% occupancy on some of their properties with the majority funneling in through their Instagram profile.Another place to look for STRs could be Dahlonega, GA.
