I think you should exhaust your options amicably but be prepared for litigation.

Noticeably lots of exhausted investors from Phoenix market are ending up in Tucson, for both Flip and Passive incomes.

Remember it's always easier to start high and lower your requested rent than the other way around, and make sure you're exhausting all other marketing sources to meet the eyes of your Target tenant where they are looking before adjusting requested rent down.

You'll probably get exhausted with this so you need a PM who serves at the ground level so you can focus on higher value tasks.
